    New construction homes are often sold based on a base price that doesn't include upgrades, landscaping, appliances, or even features like window coverings. To illustrate, a builder might advertise a home at one price, but by the time flooring upgrades, a finished basement, and other extras are added, the final cost could be noticeably higher.     Resale homes typically come with a more transparent, all-in price. What you see during the showing is generally what you get, aside from any repairs or renovations you might choose to make later. This can make budgeting more straightforward, though older homes may carry the potential for unexpected repair costs down the line.

    New builds in many provinces are also subject to GST or HST, though rebates may apply depending on the purchase price and whether the home is intended as a primary residence. Resale homes are generally exempt from this tax, which can be a meaningful difference depending on the price point.

    One of the more appealing aspects of new construction is warranty coverage. In Ontario, new homes are covered by Tarion, which provides protection against certain defects for periods ranging from one to seven years depending on the issue. Other provinces have their own new home warranty programs, such as those in British Columbia, Alberta, and Quebec, though coverage details vary.

    Resale homes don't come with this type of built-in protection. Buyers often rely on a thorough home inspection and, in some cases, an optional home warranty purchased separately to cover major systems like furnaces or plumbing. This is one reason working with a qualified home inspector matters more when buying an existing property.

    Timelines and Move-In Readiness

    Buying a resale home generally means a more predictable closing timeline, often 30 to 90 days after an accepted offer. New construction, particularly pre-construction purchases, can involve waiting months or even years for the home to be built, and completion dates can shift due to factors like labour shortages, weather, or supply chain issues.

    For buyers who need to move quickly, whether due to a job relocation or a lease ending, resale properties may offer more certainty. Those who can be flexible with timing might find that new construction allows for more customization in exchange for that extended wait.

    Financing Considerations for Each Option

    Financing a resale home tends to follow a more familiar process: you get pre-approved, make an offer, and finalize your mortgage closer to closing day. New construction financing can be more layered, especially with pre-construction purchases where deposits are paid in stages over the build period and the mortgage isn't finalized until closer to occupancy.

    Rate holds are also a factor. A pre-approval or rate hold typically lasts 90 to 120 days, which may not align well with a new build's longer completion timeline. This means buyers of new construction could end up securing their mortgage rate much closer to closing, with market conditions potentially different from when they first signed the purchase agreement.

    Given these differences, speaking with a mortgage broker early in the process can help clarify how deposit structures, rate holds, and closing timelines might affect your specific situation, particularly for pre-construction purchases where the financing path looks quite different from a standard resale transaction.
